Buyer's AgencyWhen you are buying a property, on your behalf, we will identify qualified financing opportunities as well as advice on pricing. As your agent, we will:

Act solely on your behalf;
Owe you the fiduciary duties of reasonable care, undivided loyalty, confidentiality, full disclosure, accounting and obedience;
Share all information about the seller with you, but will not share information about you with the seller, except information regarding your ability to close under the terms of the purchase agreement;
Act as your agent for properties not listed with our agency;
Act as consensual duel agent (broker) for properties listed in house;
Treat all sellers honestly;
Disclose to you all material latent physical defects actually known to us;
Receive compensation from you or the seller in accordance with the Buyer Representation Agreement.

Seller’s Agency—When you are selling a property, on your behalf, we list your home for sale and provide marketing services to attract buyers. It’s our goal to obtain the highest possible price for your property, and to sell it in the shortest length of time. As your agent, we will:

Act solely on your behalf;
Owe you fiduciary duties of reasonable care, undivided loyalty, confidentiality, full disclosure, accounting and obedience;
Share all information about the buyer with you, but will not share information about you with the buyer;
Act as subagent for properties listed with another company and as your agent for all in-house listings and unlisted properties;
Treat all buyers honest; and
Disclose to the buyer all material latent physical defects actually known to us.

Transactional AgencyIn special circumstances, we will act on behalf of both the buyer and seller, but only with the full approval of both sides. In this type of transaction, we will:

Act for both the buyer and seller only after full disclosure and written consent of both parties.
Owe both the buyer and seller reasonable care, limited disclosure, accounting and obedience;
Treat both the buyer and seller honestly;
Disclose to both the buyer and the seller all material latent physical defects actually known to us;
Receive compensation from the seller according to the Listing Agreement and/or the buyer according to the Buyer Representation Agreement;
Will not, without written permission, disclose to the other party that the seller will accept a price less than the listing price, that the buyer will pay a price greater than the price offered, the motivation of either the buyer or the seller, or the contents of any prior negotiations on the part of either the buyer or the seller.
